Every inspection follows the InterNACHI Standards of Practice and adheres to the high standards of a visual inspection of all required systems in your home or business. We're generally on site for 3 hours on average for residential inspections, longer for commercial. We take a great deal of photographs and make video notes as we work through every system.

Phase 01 — Before the Inspection

Booking, intake, and the setup that makes the day go smooth.

Book online in under a minute

Pick a time slot and date for your inspection. Provide the details of your home. Upon accepting the fee estimate you'll head over to fill out your contract agreement.

Paperwork Information

All home and commercial inspections in Florida are required to have a formal contract agreement signed by both parties. Your contract is filled out based on the information you just completed — please read, understand, and sign the contract when it arrives via the email address you provided.

Payment & Optional Services

Payment is due after your contract is signed and before we confirm your booked inspection. We accept most major credit and debit cards. Your receipt is emailed to the address on file and lists out your inspection services, fees, and taxes.

Confirmation & Scheduling

Once your payment is processed you'll receive an email confirmation of your appointment along with day-of information. Once the inspector arrives on-site, no refunds are granted. Cancellations or reschedules must happen within 24 hours of your confirmed appointment.

Phase 02 — Inspection Day

The InterNACHI day-of guide, followed exactly.

2–3 hours on site. Every system in the SOP examined, documented, photographed. Safe, systematic, no shortcuts.

Day-of inspection — the InterNACHI protocol, end-to-end

We follow the official InterNACHI day-of-inspection guide. Roof & exterior first (or weather-permitting alternative), then HVAC, electrical, plumbing, structure, interior, insulation, ventilation, and built-in appliances. Many photos and videos are taken, documenting every finding and every clear pass. You're welcome on-site for the last 30 minutes for the walkthrough.

Safety First. Every inspection follows the InterNACHI safety protocol: GFCIs verified before live electrical testing, ladders properly secured and stabilized, attic and crawlspace access only when safe, no testing of de-energized or out-of-service systems without your permission. The job is finding problems, not creating them.
Phase 03 — After the Inspection

Walkthrough on site, full report in 24 hours.

While it isn't required that you be present at your inspection, it's to your advantage so we can walk through the findings together and I can explain them in detail with you. This can be the most useful 30 minutes you'll spend in the home-buying process — followed by a report you'll actually open more than once.

Before we leave, we walk the property with you and review the major findings in person. Show you what we found, what it means, what's a deal-breaker and what's a Saturday project. 20–30 minutes, included.

Report delivery

Interactive digital report in your inbox within 24 hours — usually same evening. Severity-tagged, photo-rich, shareable with anyone (your agent, contractors, family). The viewer you saw above is the actual report.
