A boutique inspection practice in Saint Petersburg, Florida — for buyers, sellers, and agents who refuse to learn about the panel from the closing table.
The InterNACHI Standards of Practice define the minimum acceptable scope of a residential inspection — a checklist of every system that must be examined, documented, and reported on.
Every ProSight inspection meets or exceeds it. That means nothing gets skipped, nothing gets glossed over, and you can hold any inspector (including ours) to a verifiable standard.
Four practice areas, all built on the InterNACHI Residential and Commercial Standards of Practice. No shortcuts, no boilerplate reports, no excuses.
Every inspection follows the InterNACHI Standards of Practice and adheres to the high standards of a visual inspection of all required systems in your home or business. We're generally on site for 3 hours on average for residential inspections, longer for commercial. We take a great deal of photographs and make video notes as we work through every system.
Whether you're acquiring a property, evaluating a triple-net lease, or refinancing, the commercial inspection is the document your lender, partners, and CapEx forecasts depend on. We go deep on HVAC, life safety, building envelope, ADA accessibility, and code compliance — the systems that drive your next decade of capital plans.
The services most inspectors don't offer or only offer through a sub. We run them ourselves, with the same depth and the same reporting standard. Bundle any of them with your inspection at booking.
Stop waiting to find out what's wrong with your home from the buyer's inspector. A pre-listing inspection puts you in control: identify and resolve issues on your timeline, price the property accurately, and turn what would have been a negotiation chip into a value statement. You get the same full report a buyer would get — plus a buyer-facing summary that travels with your listing.
Modern, interactive, shareable. Mobile in the driveway, laptop with the agent, full PDF for the lender. One report, every format.
See it in action →Every ProSight inspection is run the same way: the same standards, the same depth, the same end-to-end experience. Here's exactly what happens from your first click to your final report.
No phone tag, no callback for pricing, no "let me check and get back to you." Online from start to confirmed.
Pick a time slot and date for your inspection. Provide the details of your home. Upon accepting the fee estimate you'll head over to fill out your contract agreement.
All home and commercial inspections in Florida are required to have a formal contract agreement signed by both parties. Your contract is filled out based on the information you just completed — please read, understand, and sign the contract when it arrives via the email address you provided.
Payment is due after your contract is signed and before we confirm your booked inspection. We accept most major credit and debit cards. Your receipt is emailed to the address on file and lists out your inspection services, fees, and taxes.
Once your payment is processed you'll receive an email confirmation of your appointment along with day-of information. Once the inspector arrives on-site, no refunds are granted. Cancellations or reschedules must happen within 24 hours of your confirmed appointment.
2–3 hours on site. Every system in the SOP examined, documented, photographed. Safe, systematic, no shortcuts.
We follow the official InterNACHI day-of-inspection guide. Roof & exterior first (or weather-permitting alternative), then HVAC, electrical, plumbing, structure, interior, insulation, ventilation, and built-in appliances. Many photos and videos are taken, documenting every finding and every clear pass. You're welcome on-site for the last 30 minutes for the walkthrough.
While it isn't required that you be present at your inspection, it's to your advantage so we can walk through the findings together and I can explain them in detail with you. This can be the most useful 30 minutes you'll spend in the home-buying process — followed by a report you'll actually open more than once.
Before we leave, we walk the property with you and review the major findings in person. Show you what we found, what it means, what's a deal-breaker and what's a Saturday project. 20–30 minutes, included.
Interactive digital report in your inbox within 24 hours — usually same evening. Severity-tagged, photo-rich, shareable with anyone (your agent, contractors, family). The viewer you saw above is the actual report.
Pinellas County is our primary service area. The five surrounding counties are also serviced with a small mileage fee added to the inspection.
Real buyers, real agents, real properties in the Tampa Bay metro. Verified Google reviews. Names and brokerages on request.
"Caught a major panel issue our previous inspector missed. The walkthrough alone was worth more than the inspection fee — saved us thousands before closing."
"I send every one of my buyers here. The reports are clean, the day-of walkthrough is gold, and Bronson never overpromises."
"He found two leaks the seller's pre-listing inspection didn't. Took us through every photograph and explained what was a deal-breaker and what was a Saturday project."
Same-week appointments. Twenty-four-hour reports. No callbacks, no quote games.
