What is a Pre-Listing Inspection? A pre-listing inspection is a full home inspection commissioned by the seller — before the home goes on the market. Same systems, same standards, same photo-rich report as a buyer-side inspection. The difference is timing: you find and address surprises on your own schedule, so buyers don't surface them on theirs (and use them as price leverage).

Is the calculator price what I'll actually pay?+
For residential and pre-listing, the calculator gives you a close estimate based on home size and the add-ons you selected. The final price is locked in at booking after we review the location, size, style, and age of the home with you — those are the variables we can't see from the slider. For commercial, the calculator doesn't show a price — commercial pricing is set after a brief preliminary call, with a written estimate that holds for 30 days.
Why is commercial pricing different?+
Commercial properties vary so much — office vs. retail vs. light industrial vs. multi-family — that a fixed published rate would either be wrong for half our customers or wildly conservative for the rest. A 10-minute preliminary call lets us scope the right inspection and quote it accurately. The estimate then holds for 30 days unless the building's condition materially changes.
How long does a commercial estimate stay good?+
30 days from the day we send it. The only thing that triggers a re-quote is material change to the property in that window — fire, flood, water damage, foundation issues, or storm damage.
Is there a mileage fee?+
No mileage fee inside Pinellas County (our primary area). For Hillsborough, Manatee, Sarasota, Pasco, and Hernando we add $0.85 per mile from our St. Petersburg HQ. This is shown before you confirm the booking.
When is payment due?+
Payment is due at the inspection itself, before the report is released. We accept card, ACH, and checks. Closings can be invoiced to title with proof of contract.
What if I need to reschedule or cancel?+
Free reschedule with more than 24 hours notice. Inside 24 hours, a $75 reschedule fee applies. Same-day cancellation: 50% of base inspection price.
